HVAC

If the temperature in your office needs adjustment, please enter a request in the work order system.

The standard hours of operation of the heating and air conditioning systems are:

Monday through Friday from 8:00 am to 6:00 pm excluding Holidays. Service for Saturday between 8:00 am to 1:00 pm is at no charge, however, to save energy the system is only turned on with request submitted through the work order system (Type = HVAC, SubType = After Hours HVAC).  Levels of heating and air conditioning are subject to adjustments pursuant to mandatory and voluntary compliance by Landlord with Laws and guidelines relating to energy use.

If you require HVAC services outside of the normal hours of operation, please contact our office through the work order system (hyperlink) or via telephone at (312) 641-3411. Please detail the time the service is needed. 24 hours advanced notice is required with a 4 hour minimum. Minimum reduced to 2 hours if extending normal operating times. There is a cost associated with after-hours HVAC services.

We are following ASHRAE best practices for the building HVAC:

  • Filtration is the most common and typically the most effective method for HVAC systems - We have pre-filters and main filters on the HVAC system which were all replaced in April. The pre-filters are MERV 8 and the main fan filters are MERV 13. These are the normal building filter that meets the ASHRAE best practices and provide two layers of filtration.
  • Increase the rate of exchange with fresh air from outside the building to reduce recirculation - Outside air introduction is maximized where possible to provide additional dilution ventilation. Outside air introduction will continue to be maximized when it is not deleterious to the building or to occupant comfort. Building fans are operating at a minimum one hour before normal start-up.
  • Replacing fixed-speed fan motors with variable-speed ones to enhance the control of airflow and allow for a minimum setting that produces lower speed airflow - We have recently invested in variable-speed fan motors which are installed on all fans.
