TENANT INSURANCE PROTECTION

Please submit a current certificate of insurance with additional insured endorsements to the Property Management Office as evidence of compliance to the coverage limits outlined per your lease agreement. Additionally, any vendor or contractor employed by a tenant and performing labor at the property must submit a certificate of insurance prior to the commencement of work. The Certificate must identify the following as the Property Location:

For leased premises at 100 and/or 150 S. Wacker Drive, Chicago, IL.

The Certificate must name the following as the Certificate Holder:

The Certificate must include the following Additional Insureds by Named Endorsement(s):

MJH Wacker LLC (Owner)

The following general requirements apply:

  1. The above mentioned additional insureds must be added on the Tenant’s policy(ies). Any Certificates of Insurance submitted without the additional insureds added on the endorsement(s) will not be accepted as proof of insurance.
  2. Insurance coverage must include a primary and non-contributory provision. These provisions may be standard, but if not, the actual endorsement sheet(s) are required and the policy # has to be indicated.
  3. Must provide 30 days advance written notice before cancellation, non-renewal, or any material adverse changes to the specified insurance coverage and limits.
  4. Include a Waiver of Subrogation in favor of the Additional Insureds, where allowed by law. The actual endorsement sheet(s) are required. If blanket, policy # has to be indicated on the endorsement sheet(s).

Roof Replacements: 100 Building: April 1996. Aluminum Coating added Sept 2007.

Sprinklers / Fire Extinguishers: Sprinklers installed - 90% of the 100 building and 85% of the 150 building. Both buildings have smoke detectors throughout the floors.
100 and 150 Building - fire extinguishers are located on every floor in the stairwells and inside tenant spaces.
Standpipes / Fire Pumps: 100 Bldg = 4 standpipes. 2 on the North side of the core and 2 on the South side of the core. 1 Fire pump at 1,000 gpm.
150 Bldg = 2 standpipes. 1 in North stairwell and 1 in South stairwell. 2 Fire pumps at 750 gpm.
Security: Staffed 24 hour / 7 days a week. A keycard is required for building entry and elevator access Monday - Thursday 5:00 p.m. to 6:30 a.m., Friday 5:00 p.m. until Monday 6:30 a.m.
Stairwells: 100 Building = Two - East and West.
150 Building = Two - North and South. Smoke proof tower located in North stairwell.
Communication System: Alarm System: 100 and 150 Building = One-way voice communication system via speakers throughout building. Two-way fire-fighter’s voice communication system location within each stairwell to security desk.
Central station and local alarms on lobby panels monitored by Security.

Additionally, any vendor or contractor making delivery or performing labor at the property must submit a valid certificate of insurance and endorsements prior to the commencement of work.
